A master-planned, 60-acre mixed-use development in the heart of east downtown, 21 Don Roadway will bring more than 50,000 jobs and a vibrant new district for Torontonians to explore and enjoy.

This dynamic corner of the downtown will see a new neighbourhood rise from its industrial past. Visitors will find a modern, urban mix of office and retail sites, cultural and public spaces, entertainment, parks and restaurants, all threaded within a highly walk-able, bike-able environment.

21 Don Roadway represents an exciting, vibrant opportunity for downtown Toronto’s east end. By repurposing what was once the industrial heart of the region, our goal is to create a new and innovative commercial and cultural district. Once complete, this new district will connect citizens and businesses, so they can thrive in an unprecedented and highly urbanized vision of city building.

A Microcosm of Toronto

As one of the world’s most cosmopolitan cities, Toronto is home to a unique mix of people, neighbourhoods and businesses. In every aspect, our city offers a true reflection of the broader world. With this in mind, 21 Don Roadway will offer a unique mix of office, retail, cultural and public spaces interwoven within a fabric of best-in-class mom and pop shops, entertainment and incredible dining options. In keeping with the best of contemporary urban design, this will all be offered within a pedestrian-friendly, easy-to-cycle environment.

Connections

Connecting people and places is the objective of 21 Don Roadway. Not only will this new neighbourhood offer virtual connections via wireless broadband, it will physically connect to the broader city thanks to a regionally linked, multi-modal transit hub. Plans also include new walking and cycling trails, including connections to the Don River and Don Trails, as well as improvements and connections to the existing road network. In all aspects, 21 Don Roadway will fuel economic growth and enrich the lives of Torontonians who will work and play there.

Economic Development

Vibrant, energetic and open for business. When complete, the businesses of 21 Don Roadway will employ approximately 50,000 people and generate a stunning $1.3 to $1.4 billion in direct incremental tax revenue – every single year. An economic powerhouse, the district will attract new tenants from around the world, accommodate the growth of the city’s employment base, and meet the demand for future-forward office space.  Importantly, the project will leverage existing and planned infrastructure investments.
